Basement Finishing & Basement Suites in Innisfil, ON

We turn an unfinished basement into a family room, an office or a legal second unit.

What the Job Involves

We check the sump pump, window wells and slab for moisture first, because a finished basement over a wet one is a demolition job waiting to happen. Then framing, insulation and vapour barrier to code.

The Permit

Finishing a basement in Innisfil needs a building permit through Cloudpermit, with a $189 application fee that counts toward the permit. The drawings have to show each room's use, windows, fixtures marked new or existing, smoke and carbon monoxide alarms, a bathroom fan where there is no window, and a three-way switch on the stairs.

Suites

Innisfil allows up to two accessory dwelling units on an eligible lot, and the County of Simcoe has offered up to $50,000 per unit toward the cost. A suite is a separate application with its own egress, fire separation and sound requirements. Cookstown lots are excluded, and a septic lot within 100 metres of the lake needs a septic analysis before fixtures or bedrooms are added. We check your lot against both before we quote, and we price the flooring and trim into one number.

Basement Finishing FAQs

  • Can we skip the permit if there is no bathroom?

No. The Town inspects the framing, insulation, alarms and egress whether or not plumbing is involved. We do not build without one.

  • How long does it take?

A family room in a new build is three to five weeks on site once the permit is in hand. A suite runs longer. The dates are on the quote.

  • Our basement gets damp in April. Can you still finish it?

Not until we know why. We fix the grading, the pump or the window well first and finish after it has stayed dry through a wet season.

  • Who does the wiring and plumbing?

A Licensed Electrical Contractor and a licensed plumber.
