Cottage & Waterfront Property Checks in Innisfil, ON
We visit lakeside properties that sit empty on a schedule, send time-stamped photos each time, and fix what we find before it becomes a claim. For owners in Belle Ewart, Gilford, Big Bay Point, Sandy Cove and Friday Harbour who are in the city most of the week, and families who still close the place in October. You get proof the property is standing and a call the day something goes wrong.
What a Check Covers
Outside: roof and eavestroughs for ice dams, siding and windows, doors for signs of entry, the deck and dock for what the ice moved, snow load, the driveway. Inside, with a key or lockbox code: temperature, the main shutoff, the floor for water, the sump pump, any smell of gas or sewage. We photograph the same spots every visit and text you the set with the date on it. Every two weeks or every four, your choice.
Openings, Closings and the Ice
In March 2018 shifting ice along Lake Simcoe pushed docks and decks apart from one end of the shore to the other. After the thaw we walk the deck and the shoreline before you arrive. For places that close for winter, we drain the lines, add antifreeze, set back the heat, pull the dock sections and store the screens in October, and reverse it in May. Properties within 100 metres of the lake are on the Town's five-year septic re-inspection; we do not service septic systems, but we remind you when yours is due.
What Affects the Price
How often you want the visit, whether we hold a key, and the size of the property. Checks on the same beach are routed together, so there is no trip charge. Repairs are quoted in writing before we do them, storm visits are priced as a repair call, and openings and closings are a flat job. A deck or dock repair and a maintenance visit fit the same calendar.
