Bathroom Renovation in Innisfil, ON
We renovate bathrooms: new vanity, tile, tub surround or shower, fixtures on the existing connections.
What the Job Involves
Demolition to the studs where the water has been, replacing the subfloor, waterproofing a membrane on the shower walls and floor, tile, tub or walk-in base, vanity, a fan vented outside, trim and paint. Fixtures go on the existing lines. In the older homes by the lake the wall behind the tub is often out by an inch, and we plan the tile layout around that rather than pretend it is straight.
Permits, Septic and the Plumber
A renovation that keeps every fixture where it is needs no permit. Add a fixture, move a drain or add a bathroom and the Town wants a permit, and on a septic lot, which is every property within 100 metres of the lake, a septic analysis as well. Plumber is a compulsory trade in Ontario, so the rough-in goes to one.
What Affects the Price
Tile choice and how much of it, whether the subfloor needs replacing, a tub or a tiled shower, and whether a plumber is needed. Two to three weeks on site for a renovation that keeps the layout. Tile work and re-caulking are priced on their own when the whole room does not need redoing.
